How do you charge for tenant pets?

Hi, folks. Just wondering how folks in the Austin area are handling tenant pets. I've been charging ~$250 per pet refundable deposit, but am starting to wonder if I should do a non-refundable fee instead, or even pet rent. Haven't had a whole lot of issues yet outside of trim chewing and smell, I guess, but I'm finding in my latest vacancy a lot of people are asking to bring in multiple dogs. I mean, I'm all for allowing some happy dog friendz, but four of them sounds like it's asking for problems.

@David Sray I personally do $250 non-refundable fee and $250 refundable deposit per pet. Note the key wording there of "fee" not "deposit" and advise to be careful not to list non-refundable deposit or you have to deduct repairs from it.
