Get beat up in the field, stung by multiple rejections and get to hang around with the walking wounded. 

I wound up dumping all 3 properties ~18 months later.The upside - I learned a lot that helped me going forward when I recovered.

Cash Flow and Appreciation are enemies - usually the best cash flowing properties appreciate the slowest, High Appreciation properties often don't cash flow-Investing in Real Estate is not a get rich quick scheme - it's a get rich slow plan- Real estate is one of the few investments where time eventually will heal all wounds. 

I have a temporary colostomy bag on to keep the wound clean.Needless to say I got through it all.

I'm "wound a little too tight right now", as I've had some major frustrations during this transaction.  

It should also address how the venture should be wound down when the time arrives.

Not to mention that I felt pretty good that they understood exactly what strategy I was trying to implement without having to explain it to them, so I wound up signing up for their free strategy session and I've been really happy with them since. 

And wound up taking their exam cram course and was really impressed with how well the information was presented and explained.

This is why I wound up going with eXp for the flexibility on office location.

I'm not sure how many of these lenders operate nationally.I wound up going with US Bank for the purchase of the land and they would have done a 20% down payment loan on a 3 year ARM for it.
