There are just too many options based on your situation, risk tolerance, access to cash, etc.What I would say is that you need to focus on 2 things:1) Pick one thing to get started with, laser focus on it and get really, really good.2) Get started...Good luck!

Anyone with a laser printer and some nice paper can make you a fake.ACH can also be reversed long past 60 days.

I”m a little disappointed   - I thought the new photos were going to show bearded, tattooed guys.  

You can usually find used car dealers offering no down payment and 20% interest, check cashing and payday loans, strip clubs, bars, and tattoo parlors a few feet from any gate, none of which exactly correlate to a what most would consider a nice neighborhood to raise a family. 

This is only the beginning of the lies.We had a "nice" couple look at one of our sfh's and we had high hopes for them, tattoos and all.

We are laser focused on distressed properties because we can CREATE equity in the rehab.

I did use a laser printer so I saved money on toner compared to the cost of InkJet Ink and I didn't have to replace them as often.

Currently working on a deal for a 5-unit office/retail property in my town, fully occupied as of now (with "destination" tenants which I like and fit my building - financial service, tattoo shop, barber shop, etc.) and on the busiest street in the city. 

They're supported FIRST by strong retail, shopping, and a dog-friendly brewery, and wouldn't you know, next thing every tattooed early thirties hipster with a dog or a kid wants to live close to 'an untouched, trendy pocket' of town.
