New airport opened, relatively new DT arena with development going on near it, new fitness center (HUGE)  -- so lots going for it.  

In the airport en route to our show in Fort Collins right now.

The land values in these neighborhoods (like one that is just northeast of Love Field Airport) are rising so fast that rents will not keep up with property taxes. 

I've recently heard that areas around the Charlotte Douglas airport is a great place to buy because there are plans for devolpment.

Anything potentially noisy or otherwise annoying nearby - airport, train tracks, Interstate, big factory, sports stadium, race track, etc?

I really hate to be threatened. having 40 tenats with my phone number and texting me is a pain worse than death  LOL.. your sitting there staring at your phone all day long and texting is hard to do for me.. but I see other wize around their little phones.. its amazing as I travel the country I do a lot of airport time.. and in the private lounges or out in the concourse I would say 75% of the folks are staring at their phone doing something..

The property is right by the Atlanta airport, which has a great AirBnB market, so I'm thinking maybe that's a route to take for rent income. 

Would like to be within 1 hour to airport, 5 + acres would prefer 10-25, private, safe, partially wooded/mature trees/scenic lot, some kind of inlaw suite or small guest home, total sq ft with guest space 2000-3500 sq ft, $600,000 max investment would prefer lower though.
