West Pensacola area is nice and close to the schools/stadiums, (the property I’m considering is a 5min drive from FSU stadium and about 8min from FAMU stadium) but this area has some homelessness in the area and some crime.On the other hand, Killearn area is very nice, low crime, but is far from the schools (about 20-25min depending on traffic).

Comps are 750k - 850k in the area.Other information: The home is located 10 minutes from Gillette Stadium (home of the Patriots and Patriots Place) and a specialty outlet mall.The house does require some repair however nothing foundational.I'm sure there is an opportunity here to help her and myself jump into the game however, I get caught up in calculating and figuring out which deal would be the best option.

There is a designated zone near the stadium or what they call the "entertainment zone"

Homelessness is a large problem in cities like San Diego, OC (Have you seen the camp near the Angels stadium?)

Northern Indiana Amish country and a 30 minute drive to Notre Dame stadium.

I really like this business model- this property is in Pittsburgh, PA, near stadiums & downtown  and not too far from the universities.

When the Rams stadium and housing complex get built I think it will just speed things up.
