What areas are the best for STR right now?

I've looked in the Hot Springs, AR area but it looks like they are now limiting the number of STRs in the city and this is too risky a move.  What are some other cities/areas good for STRs.  I'm in Texas.

Out in the Rockies here it's been hot. There are a few counties out this way that do very well with minimal to no restrictions for STRs, but mostly depends on your budget.
