When you are new to the US there are different immigration status that you could have.

Donut shop is usually a specific immigrant's family business tradition, that's why it's so niche and hard to enter, similar to Milk Tea shop or Taqueria.But I'm wondering rather than investing in endless multifamily syndication, why I can't just invest to a milk tea shop in front of my home LOL maybe in the future there would be more opportunities to have this gap to be recognized.

I have yet another friend in Squirrel Hill, Pittsburgh who is a Russian-Jewish refugee and he rents rooms and apartments almost exclusively to Pittsburgh's burgeoning immigrant former Soviet-Union community.

What's also interesting is that we found out from searching online that the Realtor and the owners are of the same immigrant background and are also friends on Facebook.
