I'm still shocked SFR guys get away with 6%+ commission because they have crafted a better image. 

@Joshua Messinger I agree with @Brad Hammond doing it yourself is the best way of learning and perfecting your craft. 

I have made an excel sheet with some data (thanks to BP Insights), and have crafted it so it spits out a nice number (almost like a grade on a test) when I type in a market.

Just get started and focus on learning your craft, and you can scale later.

This will require you to learn all the ins-and-outs of parks, to include filling up spaces, renovating homes, selling homes (along with licensing requirements), creating and carrying paper in accordance with current regulations, crafting the correct leases and notices, establishing the right park rules, proper tenant communication, metering of utilities, and the list goes on...
