Real Estate License for a Flipper
I am going to be getting into a few house flipping deals in Northern California and I was curious if it was worth getting my license under a broker to only do 2 deals a year and get MLS access. Obviously it would be nice to cut down on the fixed costs of doing some flips, but is it worth it after all the fee of getting sponsored by a Brokerage to hang my license ? I would be looking to invest in the Napa, Sonoma, Vacaville, and Fairfield areas of CA.

@Kevin Mahoney I'll tell you right now brother, get it. In northern california a CHEAP fully flipped home going to go for MINIMUM 325k
typical commission 2.5% = $8125
lets say you start at 80/20 split $6500, put some away for taxes you got minimum $5000
From that standpoint alone it pays for your dues and what not 3-4 times over for the year. Maybe you close a few friends and family deals as well throughout the year 3-4x that commission. the real question is WHY WOULDNT YOU?
