I have been studying my local markets closely and preparing to enter into my first deal.

From Internet searches he does to learn as much as he can on his own, then how to assemble a team in that market to teach and assist you.

I do remember studying practice tests and it was very helpful.

Look for an assistant position, and move from there if commercial or even residential is what you want.

Primarily, assisting with turning rental properties (I would like to be the point man for scheduling and setting up painting, carpet cleaning, minor repairs, etc.).

@Tajinder Kandola I agree with @Mike Delprete.I'm not sure what a CGA must do to qualify, but in the U.S. it's four years of schooling plus a year of studying for the exam plus a year of experience. 

Be alert, if you time it right you might be able to get down payment assistance/grants (I got $5,000 from a local program and used it to buy my interest rate down to 3.125% which is way below typical market rates for a Duplex).
