They merely are not able to recognize how the role of the broker as changed with the advent of the internet.  

It sounds like the target end buyer that you are describing is someone that is not able to access conventional, FHA, VA, USDA hence the owner financing. 

It may get better, you may see some renovation, maybe even a couple notable projects, but it's always going to be a less than desirable neighborhood.  

The immediate concern regarding Deflation should not be focused on U.S. deficit reduction but rather on concerns over Euro Zone debt defaults, most notably Italy.

Thanks for the invite but I am not able to make it - a quick update - we started working on a STR but due to complications with driveway work etc and an opportunity at the coast popped up, we tabled it.

I'm using an FHA and buying off the MLS, it's going to be pretty straight-forward - I'm not expecting giant cash flow, but I'm looking to get my feet wet.
