We are using cash flow from the first two properties and regular income to invest in the next one.If we could go back in time and do it over again, I would probably go with getting an owner occupied FHA loan on a 3-4 unit, putting enough down to avoid PMI since that was what we did with our own home purchase.Just my 2c.Kelly

Or, if your buyer is not locked up in time, you assign the beneficial interest to your new buyer for a fee and that document gets recorded with the county recorder's office (you can run into transfer taxes this way)

we bought from:1. wholesale direct contracts2. wholesale daisy chainsat the end of the day - it's our responsibility (investor) to do our due diligence..it's our job as a "Flip Investor"to make sure the numbers work - I see licensed agents -  "that are full of it" the education and training    will come in time - or you're out of business as a wholesalerwe (my team) we don't judge a person's title or a license - at the end of the day - it's about character content!!
