How can I partner with an investor?

Hello,

I am wondering how people start in investing? I am new but I want to get into it as soon as I can. Right now I found a great ROI deal here in Arizona on an 11 unit apartment complex at $540,000 with a 12% cap rate. However, I don't know how I can possibly partner with an investor now or maybe in the future?

It would be a great opportunity for an investor to make insane money off the interest of the deal, possibly even somebody interested in selling the note for a profit to someone else, and it is backed by good real estate. All around it just makes sense, I just don't have the connections. Any ideas?

I am going to try for a commercial loan but with the economy still in recovery I don't have much faith. What are your thoughts?
