Newbie/Wannabe REI in Philadelphia area Pennsylvania

Hey all--

Been educating myself on these forums for the past month or two, but this is my first post. I can't bring too much to the table as I am not yet invested in any real estate, but I am grateful for the wealth of knowledge and amount of help and time spent by real estate professionals. I am confident that with a little money, the nerve to take a big risk, and the knowledge that I have and will gain from this forum and hopefully people I get to meet through BP I will be able to build a business in real estate over the coming years, and that is my plan!

My "short term" goal is to buy a property within the next year. I am currently pursuing my real estate license. My job affords me the time and freedom to put a nice amount of time toward a second job. I see this as a great opportunity to meet great people and to learn about the industry, both practices and in local real estate.

Thanks again, and hopefully in the coming years I will learn enough to be able to contribute to this community!

Hi Cliff,

Welcome to BP! We live near DC and are buy and hold investors who have several properties in Chesco: Phoenixville and Downingtown. It's great that you have a goal and are preparing yourself in your 20s. Our niche is rehab and rentals. We haven't done much wholesaling, and we have a fix and flip property in Baltimore. We are also in learning mode and want to buy small apartment buildings. If you learn how to run the numbers right and don't accept marginal deals, you can manage risk, esp if you hold the propery long term. Rental trends are strong. If you buy solid houses in areas that have job and population growth, you should do well.
