One idea I used on my fourplex (2 up, 2 down) with a small yard in the back to prevent conflicts (it was more dog interactions --not furniture/bars--for me): ) Put a small (3 foot or so) simple fence in the back segregating an area for each unit.

I prefer to work directly with a seller FSBO style so I can ask questions on the fly and interact more. the unit is fully rented with a new roof, so I need to find out what the monthly rents are, and ideally see the existing leases.

I would love to connect with someone over tea, make introductions, develop a mutual interest and benefit and begin a serious journey of learning through observation and interaction.

In my interactions with Roofstock, the company has bene professional and cordial. 

The more you interact the more you will gain from the site (I am speaking from experience) so don't be afraid to jump in the conversations, ask questions, and get to know everyone!

They also will move the location of buttons that you interact with, which disrupts workflow routines that you have and makes the day-to-day harder. 

That's not counting guest interaction online and through text when they have questions.
