Questions for Sellers through MLS

I'm looking at a fourplex and I could use some assistance in what basic questions you would ask. 

The dwelling is listed and I'm having to work through an agent, so for me it complicates things. I prefer to work directly with a seller FSBO style so I can ask questions on the fly and interact more.

the unit is fully rented with a new roof, so I need to find out what the monthly rents are, and ideally see the existing leases. What else can I request and should I request prior to making an offer? 

it would be good to see a copy of the utility expenses covered by the seller currently if possible too.
