(MLS access is easily attainable these days for non agents for pennies or free depending on how much work you want t put in vs automate)On the flip side I'm really not interested in the average agents rehab cost estimate is, as I have my own views, experience and plans there.

That said, they’ll want to know that you have some experience / experienced partner, ample equity, a lender in tow, etc.

Any advice on attaining the initial 50K? 

I just want to make sure that success is still attainable without that intrinsic love of houses that so many RE investors seem to have.

. $150-200/unit/month is probably more attainable.

Your gaol is totally attainable if you ever feel like it isn't focus on the next step to reaching it.

I have ample time on my hands right now; I just have a hard time deciding if I should go all in towards being an agent, or if I should find a local investor and devote my time to working with/ for them to begin.

Short Answer: Yes, that goal is absolutely attainable.
