Problem is the tenant is paying such ridiculously low rent (I inherited this tenant), that any amount is of no use to her.  Need another strategy.

Might be a pointless question, as I would expect many are in search of the same thing.  Anyone know of the best off-market listings for real estate (specifically in Burlington/Oakville etc.)?  Craigslist seems to have nothing.... .not sure if there's a private listing website I don't know about.

I have a duplex property which I've just agreed to sell.  Problem is that the tenants are refusing to leave.  This could jeopardize the sale of the property.

Anyone know if there is any recourse I have?  I can apply for an L2 eviction, however this will take months, and the deal will be dead (and when the case is heard, I don't know if they'll side with me since there won't be a deal on the table).

I've tried offering the tenants cash to leave (cash for keys), but nothing has worked.  Any thoughts from anyone as to how to get around this?

New issue emerging..... I just sold a property (triplex).  Two tenants are saying that they refuse to leave the property.  I've already issued a N12, but going down the path of a L2 (with the backup), will mean that I will inevitably lose the deal by the time the issue goes to the tribunal.

Any suggestions or thoughts on how to overcome this or what to do?  I've offered them cash for keys.  They've refused outright.

Thank you Chris. Of these provinces I’m most familiar with Quebec, and have been debating investing Montreal.

Aside from the ease of increasing rent, is there anything to be aware of? Is it harder to evict tenants etc etc in QC? Any idea?

@Chris Baxter looping back on this thread... out of curiosity where did you invest after Ontario? Do you have any thoughts on which the most landlord friendly province is in Canada?

Looking to get some feedback.

I own a few multi unit properties - all of which are under my personal name.

I’m wanting to make sure I’m insulated from any risk (tenants hurting themselves, personal liability etc) by moving the properties to a corporation.

I believe CIBC has a program in which a property can be moved to a corporation name while still getting a residential mortgage.

Does anyone have any experience using the CIBC change of ownership strategy? Are there any other ways to reduce the risk of keeping multi unit properties under my personal name?

@Marlen Weber actually yes. Got some very good news. The tenant (out of the blue) decided to lay what he owed. One payment has come in. Still waiting for the rest. But things are finally moving in the right direction.
