Any news on Mortgage deferment for landlords?  I know there is rent deferment, but I am only seeing mortgage deferment in the way of postponing interest (not along the same forgiveness lines as what tenants are able to get).


Any insight here, on what the government/banks are doing to avoid landlords/investors from going under if they cannot collect rent due the coronavirus?

@Theresa Harris. This is exactly what I plan to do.... have my mother move in and live in the unit. Easier than going through the renovation eviction and legitimate as she would be fine to live there.

I could also renovate the unit and evict for this reason as there has been quite a bit of neglect to the unit.

Has anyone got any opinions or experiences here? Which one is easiest? Which one is cheapest? Which one would ensure (the most foolproof way) that the tenant vacates?

A question for the forum...

I own a few properties in Ontario, and am noticing that a few tenants are constantly missing rent payments.  Once the N4 is delivered, they take the full 14 days to pay the rent, and then seem to be fine to repeat each month.

Now with the holidays over, three of these tenants seem to think it's fine to not pay rent.  This is becoming a pattern.

While I can continue to issue an N4, and then an N8 (this requires 7/8 months of this type of late payment), this seems largely useless.  Tenants seem to manage to get around this quite easily.

Is there a creative way to evict tenants like this that anyone has found (paying them to leave has been offered, and they have said no).

Any help here is appreciated.  Any sort of creative approach which anyone's found success with would be very much appreciated.

A rather unconventional approach.... but I’m looking for a multi-unit (preferably 3/4 units but would consider up to 6 units) in Burlington Ontario or Oakville Ontario.

Thought I'd see if anyone here had anything they were wanting to sell.... MLS is quiet this time of year and I thought maybe I'd get lucky.

If you have something, let me know. I’d also be happy to consider Brampton, Mississauga, etc. (not Hamilton).

@Yannes Chiang I’m a multi unit investor in Canada and have been interested in investing in multi units in Chicago.

The prices are fine but the taxes are high enough to impact the cap substantially.

The only way I can see an investment making sense is by buying something under-rented and overhauling the tenants. I’m used to Canada where rents can only be increased by a nominal amount each year (regardless of a lease).

With the recent tax hike, has anyone seen tenants more willi To accept a jump in rent (5% or higher once the lease expires)?
