Anyone self-managing rental property in Windsor, and living outside of the city/country?  Thinking of switching things up (currently using a property manager), and would like to see if anyone's tried this successfully?

Good news to close this topic off.... the guy willingly removed all of his contents, and I was able to rent out the garage again mid-month.  Thanks for all the notes and guidance throughout.

Thank you very much.  Just wrote another 2 day warning email to him.  Integrated the 'you are assumed to have abandoned contents if they aren't moved by the end of the month'.

Let's see what happens.

Thank you. I’ve Sent multiple emails. Text messages and a registered letter requiring a signature.

Anything else you’d suggest doing? I have sent two week and ten day reminders. Next is a two day reminder (today).

@Kris H. Thank you, I agree and I will be doing this for the next tenant.

Problem is this tenant doesn’t have a lease (I inherited this garage tenant when I bought the property). This is why I want to make sure removing their contents on my own is not going to expose me to a lawsuit.

This is excellent, thank you.  To clarify....

1. The person does not live in any of the units.  It is simply a garage which he is using for storage of two cars. 

2. Two paralegals have said it is fine to change the locks and give him notice.

Has anyone gone through this before, and does anyone know if I can simply change the locks, tow his cars out, and charge him for storage of any items left behind (this is what I am told by the paralegals is the correct process), but if anyone has dealt with this before and has used a bailiff/sheriff etc. to cut the locks, and/or any other processes, I would be very interested.  Anyone?

Need some advice....

I bought an apartment building in Ontario a while back, which had a large external garage.  The garage was rented out to a tenant, who I kept on.

I increased the rent, and while the garage tenant reluctantly agreed, he complained heavily about all sorts of problems with the garage... rats, leaking, roof gutters, sagging beams etc. etc.

As such, I told the tenant that I'm not able to renovate the garage, so if the condition of the garage was not suitable, he could vacate.... and if he wanted to stay, he would have to sign an agreement saying that he was renting the garage knowing it's condition and would be fully responsible to any damage to his property.

He's continually ignored/put off replying to my emails.  Finally, I had enough, and told him to vacate the garage at the end of the month.

According to the paralegal.... since this is a garage, it's not bound by the guidelines of a residential tenant.  Since it's not zoned commercial, and doesn't have a business in it, it's not bound by commercial tenant regulations.

Anyone have a situation like this before?  Is 3 weeks notice enough?  Is there anything I need to be careful about?  I assume I can simply change the locks, and tow the cars he has in there.... any thoughts/suggestions?

I'm an investor in multi-unit residential, and recently spoke to a few colleagues who are now Hedge Fund managers and I-bankers, regarding starting a Real Estate Core Investment Fund.  Wondering if anyone's done this before, and would be willing to share their experience?
