Appreciate the feedback..... doesn't seem like there is anything which can be done to remove this tenant.  Other than this, if anyone has any suggestions on anything that's worked, please let me know.

Hello everyone,

I'm facing a problem, which I was hoping to get feedback on....

I have a tenant who is refusing to pay any rent (not even partial rent), since April 1, 2020 due to COVID-19. He is receiving CERB, but still refuses to pay.

I've issued a N4 as well as a L1, and have asked him multiple times to make partial payments as well as offering him cash for keys.  The courts are backed up and aren't hearing eviction cases despite the L1 having been served.

With June on the horizon, I don't expect any rent coming in. He's  until he's forced out (which could be months), and would cost me a fortune in missed rent.  I'm desperate as this is risking me losing the property.

I would appreciate any suggestions or guidance here.  Thank you in advance.

Evicting a tenant during COVID-19

Anyone with any tips here? I have a deadbeat tenant who is taking advantage of COVID-19 to not pay rent.

He has not paid for April or May and likely won’t pay for June onward. He is getting CERB and still refusing to pay even a partial payment of rent.

With the courts backed up until the new year this is a disaster and putting a tremendous strain on me. I’ve issued a N4 and L1 and have offered cash for keys. He simply doesn’t care and is looking to not pay rent as long as he can.

Does anyone have any thoughts on how to get this POS out?

any thoughts on how to evict someone who is purposely not paying rent in this pandemic- either by refusing to take CERB or by taking it and not paying rent?

Any ways to hit credit or any way to put pressure on a deadbeat tenant?

Done that yes..... but not an ideal situation - interest still accrues, and credit scores take a hit.  Seems the landlord loses either way.

Hi everyone..... hoping for a bit of advice.  I have a tenant claiming to be unable to pay rent.  I suggested both CERB and EI- the tenant either collected these and is still not wanting to pay rent (most likely), or for some strange reason is not wanting to take this assistance.

He is continually saying that he is trying to get another job (yes... this is what he's trying to convince me of, in the midst of the pandemic).

I've never had an issue with this tenant before which is why it's surprising.

Other than issue a N4, is there anything else anyone can suggest?

Any news on Mortgage deferment for landlords? I know there is rent deferment, but I am only seeing mortgage deferment in the way of postponing interest (not along the same forgiveness lines as what tenants are able to get).


Any insight here, on what the government/banks are doing to avoid landlords/investors from going under if they cannot collect rent due the coronavirus?
