Just posted on the Marketplace a triplex/mixed use property that my office has listed for sale in Roxborough on Ridge Ave. It's in good shape and is turnkey. 

Let me know if you would want more information about the property; it would most likely be cash flow positive once fully leased.

FYI all Philadelphia Real Estate Investors -

The Philadelphia County Transfer Tax Rate is increasing January 2017 from 4% to 4.1%. 

As many of you know, the transfer taxes vary municipality by municipality. The standard PA transfer tax is 2%.

@Abdul King - what kind of criteria are you looking for when it comes to purchasing a property for a rehab/sell/flip?

Are you looking in a specific area or neighborhood of Philadelphia? Have you determined how you will be financing your projects? 

I am a Real Estate Agent that covers Philadelphia, Montgomery, Chester, and Delaware counties - the more criteria you provide, the better results you will yield from any agent.

@Brian R. - as an investor and an agent as well I can tell you that it can become messy when just dealing with the listing agents. 

The listing agent has signed a contract with the seller to represent them and find them the best, most qualified buyer and sell for the highest price. 

The listing agent does NOT represent you as the buyer (they might be able to represent as a dual agent), and as a result does not need to keep anything confidential or provide you anything other than the facts of the property.

Here is a very useful map that shows average 1 Bedroom Rents for the Philadelphia region. Obviously there is some variance when it comes to cosmetic upgrades, locations, etc., however it is something interesting to check out.
