Post: Looking for Investor/Rehab knowledgeable Agent - Philly

My business partner and I are looking to start checking out properties for our first rehab/flip. We both own buy & hold rental properties, however want to also expand business and increase cash reserves.

We have had trouble finding knowledgable realtors that understand what we are trying to do as well as be responsive when it comes to getting us info (we are ready to buy and pull the trigger, but agent in the past took too long and deal is under contract).

Does anyone have any recommendations? Looking in the greater Philly area - Manayunk, East Falls, Conshohocken, King of Prussia, Main Line, and West Chester.

Any help would be greatly appreciated, thanks.

Hi - looking to purchase my 2nd RE investment property...this time looking specifically at multi-family properties. I am looking at being an owner-occupant w/ FHA financing.

Any suggestions on finding a qualified RE Agent who will be able to understand/comprehend specific multi-family deals/FHA structure? Looking to buy in the Philly metro area (Main Line specifically).

Thanks Brandon Turner - initially followed your blog "Real Estate in Your Twenties" which eventually got me here.

I have a similar goal when it comes to Real Estate - looking for ideal cash flow and quality properties that I can buy and hold to create wealth.

Ned Carey - well my strategy is to acquire 1 new property a year. I'm in the commercial real estate industry professionally (work for an international retailer in their corporate real estate department).

My concern is how to get financing for Deal #2.

Deal #1 was easy - doing standard 30 year fixed mortgage, just not sure I would be able to qualify for an additional property due to income restrictions etc....

Hi everyone! I've been following the forums on BiggerPockets for some time now - such a great resource.

Just got my 1st Single Family Residence under contract today - very excited and looking forward to the home inspection. Doing just a typical conventional fixed 30 year mortgage for this first deal. Was able to get a substantial deal on the place and will be able to net $400+ a month.

My strategy is to buy and hold properties for building wealth and income over the long term.

Anyone have any advice on how to get started after making the first investment - how difficult is it to get the second deal done?

Thanks - Zach
