Poll!! Where are the best rent to value areas in Philadelphia?

Hello fellow Philadelphia Investors!!

I'm looking at finding better returns on SFH investments by comparing the ratio of rent to value/price. I personally like Germantown and East Mt. Airy. I am interested in learning about Olney, Juniata, Wynnefield or any other neigborhoods that rent well. Also looking for that magic intersection of affordability and potential for appreciation. What do you guys look for? Thanks!

    Here is a very useful map that shows average 1 Bedroom Rents for the Philadelphia region. Obviously there is some variance when it comes to cosmetic upgrades, locations, etc., however it is something interesting to check out.
