@Sheryl Sitman - As a local Real Estate Agent, I know of two estate companies that previous clients have had good expereince with. They can either have an auction on site or sell the items via their website and social media. Here are the companies who even though based in Montco/Delco, will work in Bucks too:

- Sales By Helen, based in Ardmore 

- Main Line Estate Sales LLC, based in Villanova

@Jeff Schleyer - I might be a little biased, but there might be value in hiring a Real Estate Agent to properly market the property on MLS as well as other syndicated sites (Zillow, Realtor, Trulia, etc).

Speaking from my own experience, most of the large brokerages have rental departments with pools of potential tenants and companies with relocation clients. 

I know Manayunk well and I think the rent is in the right range. Have you had any success with Craigslist and or Zillow?

@Ian Andrews - Here are some options for you to consider in the $100 - $250k price range:

Manayunk, East Falls, Norristown, Bridgeport. Also in Philly consider South Philly, specifically Point Breeze / Newbold, and also parts of Kensington. 

The above areas are, for the most, part decently located and can be reached via public transportation. Each neighborhood has it's own distinctive style of home, price point, etc.

I know depending on Financials, Credit Score, etc. Trident Mortgage can offer a 15% down payment on a single unit investment property (obviously will have to pay PMI however).

@Jason Unrath - BP is the perfect place to learn more about RE Investing --- I find myself learning something every time I log in. I greatly recommend the podcasts as well as the blogs to learn more about the process and the different strategies that exist. 

I'm a real estate agent in the Greater Philadelphia region; office in the middle of the Main Line, in Haverford; with Berkshire Hathaway. @Phil Evans - to reiterate what a lot has already been said, but, Manayunk/Rox is a very popular area for Real Estate Investing and renters. You'll find more duplexes/triplexes in this area than in other parts of the city. 

Most of the inventory is going to be 100+ years old and reoccurring issues include knob & tube electric wiring, water issues in basement, etc (typical stuff you find in older homes).

@John Gilligan - as you probably already know, BP is THE website to be on to learn everything there is to know about Real Estate Investing. I find the podcasts to be really motivational and educational. 

Right now we have very little inventory in the greater Philadelphia region - our city just doesn't have the number of multi-families historically as many other major metro areas. I have been seeing many multiple offer situations with properties going over ask price. 

Please let me know if I can be of any assistance. I'm a real estate agent with Berkshire Hathaway with my main office on the Main Line but doing a significant portion of my business in the city and greater suburbs...have worked with several buy&hold, owner occupants, and house hackers from BP.

@Usman T. - not sure if you saw my earlier posts, but right now in Philly there is very little inventory in the Multi-Family space. 

I did a quick search on the MLS and there is only around 7-8 multifamily properties under $500k in the University City area. Are you considering other areas of the city as well?

@Oyin A. - right now multifamily properties in and around Philly are going quick as you found out. I have worked with several BP members on finding owner/occupant properties in the city. My brokerage, Berkshire Hathaway has access to a lot of off market properties that get sold prior to hitting the market.
