Looking to tap into my equity to use my current high-producing assets to buy MORE assets, does anyone have experience getting a HELOC and/or Business Line of Credit?

What were the terms given?

RATES?

LTV?

Payback period? 

Installment schedule?

While I appreciate your nobility, the government wastes 75 cents of every dollar.

Don’t worry about the government. Paying taxes does NOT create equality. The government has a few real jobs in society but even those they are doing poorly. Haha I work for the government and it’s a hard pill to swallow.

So here’s how you MAKE A DIFFERENCE:

Earn as much as you can. Keep as much as you can by limiting your tax burdens. Then, participate in lord of giving and charity work. That’s what really serves social issues not government programs that borderline imprison people.

I closed on #3 a little over 3 weeks ago. It's a HouseHack! Already getting a ton of hits on potential roomies! (holding off until we finished the minor reno work!)

Once this converts to a full-on rental in a year, I'll have almost $2500/mo passive income! SO EXCITED! 

...But already, I am picturing my next property. Can't stop, won't stop! So now I want to find an equity or some type of limited partner(s)!

Does anyone have any blank agreements that they have written up that they'd be willing to share? I might be getting ahead of myself but I would like to have an idea of how to structure it?

Stepping up my game to multifamily…

This 6 unit is rented in a decent area and has 5 rented and the owner occupying the 6th.

Here’s my objective. Buy the property with a conventional investment loan. Fix up the 6th unit and rent it closer to market rents. After different turnover, I’d like to do the same to the following units to raise the cashflow situation and commercially refi the property.

But as a new-ish landlord, what should I consider when inheriting tenants? Should I ditch them with cash for keys or celebrate that the property is already cash flowing?

Also, any tips when you purchasing a 6 unit built in 1973?

To whom it may concern,

My name is Zachary McDonough. I am high-key addicted to real estate. I am 22 years old but have been addicted for around 5 years. I am constantly having visions owning lots of properties and blessing my community, my family and sphere of influence with knowledge and resources to grow their wealth. 

However, I am just beginning....

Many people reading have decided on a similar path and whether you are ahead, "behind" or in the same position as me. So for you with real estate aspirations, how do you represent value to partners, clients, etc?

I am honestly looking for actual examples, but mindset & perspective is always appreciated as well. I have been wrestling with ideas like purchasing books for new clients after closings (ie Rich Dad Poor Dad) and stuff like that.

I am 22 year old real estate investor. Just recently got my agent's license to start earning active income while building a passive empire.

D. Greene calls it "LEARN WHILE YOU EARN". I am super eager to break through the starting phase of my agent business.
