Hey BP Nation,

So I have a few rentals under my belt using the traditional method (with either conventional or FHA financing) by finding deals on the MLS. However, I really want to learn the skills of deal finding/generation (especially off-market) and negotiating. You know, pretty much two of the most important parts of real estate investing/buying. HAHAHA. *enter wholesaling*

SO... I want to "learn" wholesaling so I've been lining up my "toolbox".

Here's what I have:

1.Skip Tracing Software

2.CRM Software

3.Listing Building or D4D$ software (like Deal Machine)

4. Marketing Tactics (softwares,D4D, mailers, cold calling, and so)

This is a lot, but that's okay, because that's what it takes to do well.

But, what do you use (for 1-4)? for skip tracing? for CRM? for building lists? for marketing?

and is there something am I missing? I would really appreciate it!

Hey BP Nation!

I am constantly seeing success stories about people doing BRRRR's in the Midwest, down south, or elsewhere. It's fun to see others doing big things, but that makes me curious about what's going on in my backyard in Maryland. There's a lot of Debby Downers who hate on their local markets, but just like D.Greene and Brandon Turner say, "The deals can be found, everywhere!"

So that leaves me to the question, where can you BRRRR in Maryland? Considering that DC, MD, and VA are more expensive markets, are they spots that BRRRR's can occur more frequently?

Hello BP Nation,

So I hear everyone talk about using commercial (aka portfolio) lenders, but they do not always market like these big banks. Typically, commercial lenders come with more costs and higher rates. However, it has been recommended to me to start forming relationships with them, because of the long term benefits, including flexible terms. 

How do you go about searching for portfolio lenders? Also, do you have any recommended commercial lenders with DC, MD, and VA?

Yes I have used city data ! That's why I was asking. I wanted to see if there were other sites out there that may be geared towards REI.

I also found WISE REI. It's in its beta stage but definitely interesting.

Hello RE Investors,

While I am actively searching for properties within my market, I have been spending time developing my systems and processes with the perspective of venturing into out of state investing. I have began creating my criteria for potential markets based on schools, jobs, population, crime, etc. However, I am looking for different ways to verify my data via technology. What sites or tools are you using to find data on potential markets? 

P.S. I know that BP Insights has some of this too, Please recommend what parts you've had the most success with!
