 Hi everyone,

I’m looking to come into a large sum of money soon so I’ve been using bigger pockets to educate myself to make few purchases on out of state rentals later this year!

Welcome, Jihan; you're in the right place to learn! I see that you're considering Columbus; if you need any contacts here, let me know.

Does anyone have any suggestions for finding some self storage investor meet ups in the northeast Ohio area? Also, where is a good place to look for agents that have experience looking for self storage properties for sale.

Thanks

Hi Allen, I would try to find some Facebook groups. You may have to broaden the search to all of Ohio, as self-storage can be tough to find.

I’m looking to purchase my first property budget is 1 million. I want to purchase a property that cash flows. What do you suggest I buy and which area? It can even be in Nevada? Please help

You've got a lot of options with a budget of $1M. If you want a good mix of appreciation and cash flow, I would consider Columbus, OH. If you're ok with mostly appreciation, investing locally is always a bit easier then OOS investing.

I'm looking into investing in Ohio (possibly Cleveland), because of the cash flow. But I heard a lot of bad reviews about property management companies. Is it possible to self-manage in D areas? Here's what I'd want to do either way: I want to install security cameras on each property I buy and put them on a sim card plan so I can view my properties at any time. Perhaps I should also get one of those smart locks like they have for airbnbs.

The problem is, how do I have someone do showings for tenants? I would actually like to screen the tenants myself and set my own minimum specifications for them.

I currently own rental property in a high cost state, and I've never used a management company. I just use an online platform to collect rents automatically.

Another question I have is - how would evictions work with a self-managed D property? How much does it cost to hire someone to evict a tenant, or are there all-in-one services for just eviction only?

Any other tips on self-managing D properties from out of state? Or should I just forget it and hire a property management company?

There are good property management companies in Cleveland, I'd be happy to share some recommendations. Also, I would personally highly suggest not investing in D-class neighborhoods, but if you do, 100% hire a property manager.

Quote from @Nick Shri:

Hey OOS investors,

I am thinking of replacing the property management. How can a PM f'up not receiving section 8 funds is baffling to me. I understand everyone is a human, mistakes happen. I noticed that for last quarter of 2023 I didn't receive rent from the housing authority. In January on grilling the PM staff they had no clue what left hand is doing and what right hand is doing. They had no answers to my questions regarding why housing authority didn't pay. Granted the tenants aren't the best quality, their list of complaints is every-ready and I have put them on notice to evict. And hoping to find new tenants and resume my CF. However I feel the PM should have notified me early on about the complaints from tenants and non-receipt of rents from the housing authority (it is still a mystery on why the rents have not been received).

I am looking to hear some experiences on switching PMs on your OOS rentals.

TIA.

Nick.

Communication is everything with property management. If I were you, I would definitely switch to a company who can at least keep you in the loop.

Quote from @Nora Lugo:

Looking for a mentor to help guide me through my journey as a new real estate investor. I live in California, but am looking to purchase my first single family rental property in Memphis, TN.
I believe I have found a company that will best meet my needs as an out of state investor.

Would appreciate advice on whether or not I’m going in the right direction with  the business plan Iv created.

Other topics I’d like to discuss…

-Should I start an LLC before first purchase.

-Type of deal/loan that would best help me to achieve my goals.

Thank you!

Hi Nora, I would try getting connected on some local investing Facebook groups.

I am starting out my journey in real estate investing. I live in orange county, California where there is basically nothing under $1 million. Is investing in California still viable? Say if I have 100K available for downpayment, what are some markets for out of state investing? I would like to have a good balance of positive cash flow as well as appreciation. I have heard of Midwest but any recommendations for which cities to look into?

Hi Ashni, you'll be able to get something in the $400,000-$450,000 range with that size of a downpayment. There are quite a few markets that you can buy in within that range. With that said, Columbus, OH is one of the top growing cities and offers a good mix of cashflow and appreciation. Columbus could be a good market to look into.

Quote from @Rhianna Cultrona:

Hi all! We are closing on a property in Akron. It is currently section 8 with a tenant in place. We have other properties that are not section 8 so we are familiar with the area. Our current PM isn’t taking new properties so we are thinking we might try to manage ourselves. This is risky since we are out of state so I am looking for pointers on how the transition works on a section 8 and really anything else you think could help my research. I was on the AMHA website and didn’t really find what I was looking for. TIA

Hi Rhianna, are you local to Akron? If you're out of state, I would suggest finding a different PM to help out. I can send some recommendations if you'd like.

Quote from @Mike Mutabazi:

Hello Bigger Pockets family

A newbie question here , How do you determine if an area is a good investment for a bigger AVR or rental. Here is a scenario I’m basing my question on.

I have a couple of properties I have been looking at in Cleveland and Columbus that area that are around 65k. But not sure how to determine if they are going to rent after renovations or if I can get section 8 there. How do I determine if the the AVR is going to go up if I put money in ? I'm trying to do my first BRRRR.

Hey Mike, the agent you're working with should be able to help with this. If you're working these by yourself, I would check Zillow for property and rental comps.
