Mailing and wholesalers can help you find a better deal versus buying market value off the MLS.

It took me 9 months to find the right one. I spent the first 6 months searching the MLS as I watched prices go up, up and up. I then began writing letters to motivated sellers. I focused on distressed properties and owners going through evictions. Evictions are public information which I found on my states (MA) website. I got several leads this way, but still ended up finding mine off the MLS. I know my area well because I saw 70+ properties before buying my first, so when this one hit the market I knew the price was right and I jumped on it.

Stay consistent with whichever methods you choose and don’t buy just to buy, make sure the property helps accomplish your goals.

I recently purchased my first multifamily (3-unit) this past June. Based off my experience here is a little advice I will share. You mentioned you want to purchase your first multi before the end of the year, which is coming up. I would connect with as many wholesalers and RE agents in your area as possible. Get the word out and let people know exactly what you’re looking for. In the meantime, be looking yourself as much as you can. Perhaps even send out mailers, cold call, or door knock properties of potential motivated sellers. These tactics can help you find a great deal versus buying on the market.

Keep at it each day. Stay disciplined and consistent my friend.

Hi Bud! I a newbie to real estate investing but will provide you with a piece of advice someone had told me when I had asked the same question. I was advised to go the 30-year route and that I could pay it off as if it were a 15-year loan. If something came up in life and I needed the extra cash; I could revert back to my minimum payment. However, if you go the 15-year route you do not have that option. I purchased my first 3-family back in June 2019 in New Bedford, MA

Did you have any luck finding wholesale groups in the area? I go to a few great local real estate investing meetups in the area that I could connect you with.
