I closed on my first 3-family (first property in general) a couple months ago. I wish I knew what the soft floors in one of the bathrooms indicated. I noticed during the inspection that below the linoleum the subfloor was soft. I didn’t think much of it, but on night #1 after closing when I ripped up that linoleum I discovered black mold that ran from the shower to the toilet. I should’ve realized that these soft floors indicated water damage, and with water damage comes mold. I fixed the issue correctly but this was an added cost that I did not expect. Next time I’ll know. To sum it up, pay attention to soft spots in floors...especially when the flooring in the bathroom is not waterproof.

@Kenny Downey Hi Kenny!  You can find properties within your price range in New Bedford MA. It'll take quite a bit of searching and patience but can be done.  I recently purchased my first 3-family in NB and would be glad to help you any way I can.

For anyone with Cozy experience:  when you have multiple applicants and potential tenants paying the $40 to run the credit and criminal background checks only one can get the apartment.  How do you handle the applicants who paid the $40 and did not get the apartment?  I assume some will ask for their money back so I am looking for a little guidance on how to handle this.  What has your experience been like?

30 year. Can always pay it off as if it were 15 year. Doing the 30 year allows you to do that lesser payment if needed

Yeah it did seem low to me as well...suspiciously low. I did confirm by checking the sellers heating bill docs. Hopefully I didn’t overlook something there.
