Hi Ryan!  I too am a new real estate investor and local to Mattapoisett seeking 3-4 unit properties in South Eastern MA, primarily New Bedford.  I highly suggest attending real estate investors meetups around your area.  I have learned so much at these events and have met several knowledgeable investors.  Networking is key!

Thank you all for the responses. You guys were very consistent with your input which is great. I will research those zip-codes and next time I am there I will do some driving around to familiarize myself a bit more.

Right now I am focusing on acquiring my first investment property local in MA where I will owner occupy. I am thinking as I study the Louisville market it could be a great opportunity in the near future.

Hey Todd thanks for your input. That is a great point you make about investing in a better area when out of state.

When you say you are not sure about the 3-4 unit opportunity; are you suggesting there is more opportunity in SFH and/or larger multi-family apartments?

I am from Massachusetts but travel weekly out of state for work. Most of my travels are to Monroe, Louisiana and Louisville Kentucky. I am thinking I could make some use of my time after work hours to familiarize myself with the multi-family markets in these areas. I am reaching out to get some insight on particular areas worth investigating and areas to stay away from. I am particularly interested in small multi-family apartment of 3-4 units.

Michael - Another thing you could do is call the local police station and ask if they get many calls around the area.  That’s what I typically do when I am not too sure about the area and they are happy to help.
