You are definitely in a good spot with having that much equity. I would take some time to really define your goals and strategy to see how you should apply that HELOC to scale. Do you want to continue down the development side & focus more on STRs? Why Indy? We are heavily investing in Indy, but we also like many other markets that perform excellent as well. Recently I've been focused personally on how to make my STR's perform in the top 1% of our market which is a 6 figure different from being in the middle 50% of where avg properties perform. Welcome! TK is a great way to get started working with an established team, especially if you are considering investing OOS for better returns. We work with many newer investors that get started & build their confidence with TK that end up doing some pretty awesome things in the REI space across multiple markets. It's all about getting that first deal done, and then focusing on the next to consistently grow your portfolio. I've invested in many parts of IL for about a decade & agree with your assessment. I believe there to be much better markets out there from a tax, legal, appreciation & cash flow perspective. Happy to connect to share more thoughts.

Indy is an excellent market that has seen very good appreciation for the midwest but still cash flows.  It's a great place to pick up $150k to $200k B class properties that allow for double digit returns.

We have an excellent team in Indy along with many other midwest and SE markets.  We are happy to discuss further if you would like.  Just let me know.

The gap is tightening.  Conventional can still be a great option if finding the right lender, but we've found different lenders offering quite different products currently.  Many people are looking at ARMs then to refi in a few years as the feds expect rates to come down in 2024/25.

Remember with DSCR:

-look at PPP

-higher down payment still and slightly higher rate

-less qualification/easier closing

-loan convenants can be rather restrictive.  The best loan products may come with strings attached.

We've found the most success finding great deals in the secondary markets surrounding Cleveland in Akron, Barberton, etc.  Still cash flow well, and reasonable acquisition price.  Some value add opportunities as well.

Buildium would be my top recommendation if you are handling mngt.  RentRedi, avail, appfolio are great for general accounting.
