@Gina DiMasi I have some experience with Nashua and Manchester area since I used to live in Nashua and we did look for investment property out there few years ago. With that being said, most MF properties are located in Nashua downtown area which were typically built around 1900s. There are not much newly built MF homes in Nashua and as someone pointed out there are few streets that are not so good. I think Manchester has lot of MF homes compared to Nashua, but you really have to know the area in Manchester as there are some streets that's better to avoid and lot of B/C class areas. @Evan Ordway All great responses here. One thing I would like to point out is, most lenders if not all would require 20% down on multifamily properties with conventional loans. Usually triplex/ quadraplex would require more downpayment vs. duplex properties. My wife and I, we do househacking here in Boston area and it is sort of breakeven, so in my opinion if you are living in the property it's not mandatory to have positive cashflow. North shore is a great market to look for MF properties, you should be good as long as your numbers look good. Feel free to let me know if you guys have any questions.

Hi all,

I have a tenant asking me to allow his guest to stay for 30 days. This is for the unit they are renting in a triplex house in Massachusetts . According to the lease, it states guest are allowed to stay for 10 consecutive days or 15 days in 60 day period. I would like to hear what other fellow landlords have done in similar situation, should I allow the guest to stay for 30 days or should I tell my tenant, their guest can stay 15 days max. It appears to me guest is having some issue and my tenant wants to keep guest until they resolve the issues. I am afraid this guest might be staying in the apartment for longer than 30 days.
