Post: Tenant asking landlord for home insurance copy?

Hi,

I have tenant asking for a copy of home insurance. Tenant is saying their car insurance company requires them to have proof of home insurance for the home they live in so they can renew their car insurance. They park car on the street as their is no onsite parking. I have landlord insurance policy which does not cover any tenants belongings. I do not intend to cover any of their belongings. I find that the request by tenant is weird, not sure if I should give them the copy of my insurance. Any suggestion on if landlord should give tenants copy of home insurance?

Hi,

I have a potential tenant to occupy one of the vacant unit in Eastern MA area, it's a 3 bed 1 bath apartment. Tenant is requesting me to upgrade the cabinets in the kitchen because she thinks cabinets are old. As per the condition of cabinets, they are fully functional and not broken or anything. I told her I won't be able to do the cabinets right away, but maybe in the near term future and for now I will just reduce the rent by $100 and once the cabinets are upgraded I will increase the rental price by $150. After the reduction if they were to get it now, it would be 2500 or so. 

From y'all experience, is it a good thing that tenant is requesting cabinets to be upgraded even before they move-in. I have also attached the photo of the cabinets of how it looks, do you guys think it is worth upgrading them now and just increase the rent a lil bit. I am just thinking they might start asking for more upgrades in the future which might not be doable, kitchen upgrade is quite expensive it would probably cost around 10K with cabinet and countertop . Also, any suggestion if it is worth just refacing them with new cabinet doors rather than upgrading them fully.

Hi,

I was looking to purchase a house in Arlington, MA which currently has oil and wanted to convert to gas. When I reached out the National Grid, they said there is gas line in the neighbor house but it needs to be extended to this house the extension estimated length is 19 ft. She quoted me the cost of $102,748. I am really surprised with the cost of extending the gas line, does it really cost hundred thousand dollars to extend 19 ft of main line? 
for service line length is about 225 ft, with national grid covering 100 ft for free, it is about 125 ft in the drive way length for service line.

Anyone has any clue on how much it cost for the gas line extension in Massachusetts?

Post: Tenant repeatedly ignoring warning of treadmill use!

Hi,

I have situation where tenant keeps ignoring my request not to use treadmill in the apartment. Even thgh apartment is the first floor apartment when they use treadmill and other exercise equipments it does shake the house little bit and produces heavy stomping sound as this old 1880s house. After couples of uses, I put it on the lease and they agreed not to use them in the apartment. But every now and then they still keep using it and excercise in the apartment like jumping and all. Have any of you guys dealt with this type of situation. Let me know what’s the best way to deal with it.

Post: Laundry payment systems/ upgrade suggestions needed!

Hi,

I am looking to upgrade my washers/dryer, so I can get paid each time when my tenant uses it. It's for a triplex and currently there are 3 sets of dryer/washer for each unit connected to their own gas line/ electricity. Time to time each of them breaks, just a week ago one of the dryer broke and if I try to fix it, probably cost 200-300 ish. I pay for the water for all the washers at this time. They are just regular Amana dryer/washers without coin op or any sort of payment system integrated.

If I upgrade, I am just thinking of buying 1 set of those washer/dryer which can take card payments or install card payment system to existing units if possible? 

Would you guys be able to provide any suggestions? Should I just keep fixing units when they break, or upgrade to unit which can take payments. I want to upgrade existing units to card system but I think they only work if the unit already has Coin-op. 

Let me know your thoughts and feel free to provide links/ vendors name!

Post: Cost of Installing Luxury vinyl planks in Boston area

Hi fellow Investors,

I would like to know how much does it typically cost to install Vinyl planks for say 2 bedrooms, 120 sq ft each so 250~ sq ft in total in Boston area. I recently got charged for 1300 which I felt like too much for the job. It’s for Boston suburb.

@Gina DiMasi I have some experience with Nashua and Manchester area since I used to live in Nashua and we did look for investment property out there few years ago. With that being said, most MF properties are located in Nashua downtown area which were typically built around 1900s. There are not much newly built MF homes in Nashua and as someone pointed out there are few streets that are not so good. I think Manchester has lot of MF homes compared to Nashua, but you really have to know the area in Manchester as there are some streets that's better to avoid and lot of B/C class areas. @Evan Ordway All great responses here. One thing I would like to point out is, most lenders if not all would require 20% down on multifamily properties with conventional loans. Usually triplex/ quadraplex would require more downpayment vs. duplex properties. My wife and I, we do househacking here in Boston area and it is sort of breakeven, so in my opinion if you are living in the property it's not mandatory to have positive cashflow. North shore is a great market to look for MF properties, you should be good as long as your numbers look good. Feel free to let me know if you guys have any questions.
