@Lane KawaokaThose aren't my kind of rental numbers but I'm sure you can get it. The question is at for what price?  Any actual investors out there have any input on A-B class properties for Lane.

@Torgeir Willumsen I never ended up investing in Kansas City because I was unable to find a company that I was comfortable working with.  However that was last year.  I have now been hearing good things about a company called USREEB and may use them soon.  Kansas City is one of the popular markets because of its strong economical data.  Things like job growth, populations growth, ect.  www.turnkey-reviews.com provides an excellent comparison of each market for this kind of stuff.  The numbers in this market also work for me from what I can see.  That's about as far as I got with my research. I still need to visit the area and meet with people to learn more.

Neal Hoss I bought 6 properties with a company called FS Houses over the past year and have been very happy with them. You should definitely look them up.

Lambros Politis I don't know much about home union but I always recommend newbies to seek out the smaller boutique turnkey providers that live and breath in thier market. Eliminating a middleman just keeps things easier in my opinion. However some middlemen bring value to helping newbies. For instance I hear great reviews for Norada and Marco Santorelli all the time. So when deciding who to work with, you should ask yourself if this person is bringing any value to my deal. It's tricky finding the right people to work with. Making a post like this is a great start! Take Care.

Michael Kissel Suck it up buttercup. Only the strong survive. Stay strong and invest on! ....To harsh????? All jokes aside let me know if I can help in anyway. I felt the same way with low inventory in Indianapolis. So I ventured into Birmingham and got a few deals.

Gentle LeBrane I'm a little confused as well. As for the numbers, we all analyze differently based on our preferences. For instance I use conservative numbers like 10% vacancy, 10% mainatenance, and I also include a future rehab cost and holding costs as well. My ultimate goal with these conservative numbers is to get 10% cap rates and $200/month cash flow. It's smart that you are doing your own numbers your way. If the end result is something that you are happy with then go for it. I have a spreadsheet I use on my website if you are interested in checking it out. Take care

Ted Phelps I always tell people that if they want to give back they should "pay it forward". Share all the information your mentor is telling you with other Rookie investors. It helps us all become better investors.
