Feeling discouraged

Been looking at properties for approx. 6 months now with no luck.  They all seem to be way overpriced ($20-$50K even) based on the calculator tool for properties in the $100-$120K range.  I've used the rental property tool to analyze maybe a couple hundred props and found only maybe 10 that had potential that I went and looked at, but no good.  I'll keep looking and analyzing but am feeling a little discouraged right now.  I'm almost at the point where I just want to do something but know that could be a major mistake.

Is this actually not alot of properties and time to be looking?

Anyone in the Buffalo, NY area with experience that can comment?

When you hit that brick wall what do you do? Go around, go over or go through? All three require either Agility, Speed or Strength. I've been in your place before and trust me it doesn't get any easier. You have to realize that for all intensive purposes you're providing a service to the community. If you're in it for the money, you're going to fail. I just going to show some tough love. Surround yourself with people who understand what you're going through. Look yourself in the mirror and develop a winning business strategy and stick with in. Write down your goals and ideals. Silence is going to be your best weapon because you want to keep those ideals in your head. Read alot on people who had to struggle to achieve their level of success. Personally I've read alot on successful people even the ones I may not care for, but they've use some methods to achieve success.

My Final advice is this and my mother shared this with me when I was frustrated.  When a Farmer grows and prunes a Fruit tree, if that Tree could speak it would cry out because of all the twisting and pulling and snipping. When it's ready to bear fruit it will produce for everyone to enjoy. God is pruning you right now and it's hurting, but when you're ready you're going to produce your fruit for the community to enjoy. Hang in there. You're still on the Tarmac on the Runway.
