DISASTER!!!! Got it of MLS for $35,500 half a block from Garfield Park in Indianapolis!

Got www.FSHOUSES.com on the case ...and look what happened!!!  

$12k rehab costs and will rent for $750.

...........BOOOOM!

@Tony Gunter  it's definitely a small concern for me.  There are tons of rentals...but there are tons of renters too.  A couple months vacant seems like the norm for this time of year from what I can tell and have been told.  I had one in Indy that took almost 2 months to rent too.  But on the other hand another couple I know who bought in Bham also had to wait a few months to find tenants.  It's not a deal breaker for me but just something I may start calculating into my numbers.  Have to include some holding costs and stuff like that.

   The home I got back in July has been performing fine.  No real issues so far.  It took a little longer to get a tenant then expected but once tenant was in place things have been great.  Rent is $850 so can't complain there, and there has been no repairs yet so I'm happy in that department too.  Tenant was late on the rent once but paid the late fee and has been on time or close to it ever since.  The management side of things have been fine as well.  I just purchased another 2 out there, and I am still waiting for tenants.  I'm hoping its related to the bad time of year for tenant placement, So hopefully someone moves in soon.  The process with these latest 2 was great using Century Revitalization Group to buy and rehab the property and then Decas group is managing them and currently trying to place tenants for me.  Still to early for me to jump into this market head first but I am still confident in my investments so far.

Yaron Horsky Their will always be doubters and haters in life no matter what you do. My dad, co-workers, and friends all think I'm crazy for investing out of state in C class properties. But they are not educated nor experienced in real estate, so I don't expect them to understand it. I'm a go getter and I never take no for an answer and I don't let anyone tell me what to do. I make educated decisions entirely on my own. I would rather try and fail then to never try at all, because even your failures can teach you valuable lessons. There is a certain mentality needed to be successful in life. Some got it and some don't. Those that got it find ways to get it done and think positive. Those that don't think of every excuse not do something and end up never doing anything at all. So which one do you wanna be?

Mack Lev stay away from anyone asking you for money or anyone trying to sell you something. Most investors are happy to help others for free. Once you find someone you are comfortable with then a mentorship is born.

Sandra Utley Turnkey-reviews.com also provides some great podcasts on beginners experiences. I have been a guest in there myself. The Joe Fairless Show is another good one.

I got a list of things I look at on my website when coming to choose a market. It will all depend on what's important to you. Don't just take people's word for it as some are just trying to steer you towards there market to make a sale. Get the facts and then talk to local investors who live and invest in these areas. That will help you decide where to go. We all choose different markets for different reasons. Like you said..."they all have there pros and cons". Good luck!

Jonathan Tea in and around Fountain Square and Bates Hendricks areas of Indianapolis. Trendy little neighborhoods with good cash flow and chances for appreciation. Older c class properties but solid homes with rehabbed mechanicals works for me. Close proximaty to downtown and entertainment as well! Center Point area north east of Birmingham. Nice tree line streets and neighborhoods with big lots and B class Properties for $60-70k and rents $850. Properties are amazing for the price you pay, and less competition compared to other markets. Tons of revitalization going on and hopefully an economy that's on the verge of making a turn around. I also like but do not yet invest in Kansas City for the strong economical growth, and one of the more affordable markets out there. Probably interested in the more B class areas towards the south eastern areas. But as long as my Bham and Indy guys keep giving me what I need no need to travel to a 3rd market at this time. Don't want to rock the boat as things are really good for me these days.
