As mentioned above, calling numbers on the Do Not Call (DNC) list is risky, but at the end of the day, enforcement is quite challenging.

What you REALLY NEED TO WATCH OUT FOR ARE - litigators. Some services provide numbers that have been involved in litigation, so those are the ones you should definitely remove from your lists.

If your lists are hyper-focused, you might manage to get by with fewer removals from the DNC list.

There are also non-DNC-related methods available, such as direct mail and digital marketing.

If I had to choose, I would always prefer cold calling over texting for this approach.

The two best strategies I’ve found are inbound methods: direct mail and Google Ads.

Direct mail can be expensive, but it can also yield highly discounted properties.

Google Ads, on the other hand, doesn’t require data extraction like calls, direct mail, or texting. However, it does demand solid digital marketing expertise to achieve positive results.

Regarding SEO, while it’s a valuable strategy, it’s not necessarily "cheap." SEO takes several months to produce results, and the process can be slow and costly.

Since it seems you are pretty new, and I saw it on the replies - finding properties by doing Drive 4 Dollars can be a great start, and then skip tracing their details and calling them directly.

One of the greatest advantages of the U.S. real estate market is the relative ease of finding off-market properties, either through local or nationwide wholesaling companies, or by setting up a fairly simple marketing system to generate off-market leads.

As a marketer and investor from Israel, I’ve been involved in these markets since 2019, so I have a pretty good sense of what you're referring to.

In my opinion, TXTing takes out more from you then actually bringing in - It often feels like a constant game of cat and mouse with phone carriers. LeadSherpa is a good service i had a lot of experience with if you want to go that route.
