Hello Jennifer! I have to agree with what @Stuart Udis said.  If you're using a property management software like Appfolio or Buildium that is going to get syndicated out to those sites you mentioned, it works just fine.  The other side that is going to give you the most visibility is Facebook Marketplace, but you're also going to have to deal with a lot of drama going that route.  Between sites like Zillow and FB Marketplace you should have hundreds of views within 72 hours if it's priced correctly, at least in Harrisburg PA market.  Let me know if you need help with anything in Harrisburg area.

 Generally, you can get someone out in 45ish days on the long side, often sooner.  The costs are going to vary depending on if you're having property management handle it for you or if you're doing it yourself.  If you're handling it yourself you will have your filing costs (i.e $160-180) and then 10 days later your order for possession (i.e. $100ish).  I'd be happy to share my experience in the city if you ever wanted to jump on a quick call to chat about the Harrisburg market.  Please reach out.

I've used various types of lease formats for different owners, and have never had an issue with the lease format for either one of the housing authorities in Dauphin county.  Keep in mind depending on where in Dauphin County you're talking, you could be dealing with Dauphin county housing authority (if outside Harrisburg city limits) or Harrisburg housing authority (if inside city limits).  I would call the 2 housing authorities to find out specifically.  If dealing with Dauphin county housing authority, good luck if you actually get ahold of anyone on the phone.  Often times we have to drive to their office to get any answers.  They are terrible at communicating.

Hello @Tyler Davis!  I'm also in south central PA (Harrisburg, PA).  There are a lot of great local real estate meeetups in the area.  A friend of mine also hosts a brewery meetup where we switch up which brewery we are going to meet at every 6 weeks.  If you ever had any interest in attending that or just wanted to talk real estate in the area, please reach out!

Hello @Krunal Patel.  There's a decent amount of development that has taken place and is continuing to take place in Harrisburg.  The market offers a good blend of both cash flow and appreciation.  You just have to have good boots on the ground because the city limits is very block by block.  There are also some great sub markets just outside of Harrisburg city limits (in Dauphin and Cumberland counties) where cash flow and appreciation are possible and with diverse job sectors it's easier to fill the units.  Please reach out if you have any more questions about the Harrisburg, PA market.
