Marketing strategy is certainly important when it comes to selling real estate or leasing commercial real estate  but if you are unable to find a tenant for a residential rental property using zillow, trulia, etc. which is where most prospective tenants complete their housing search there are three possible issues: 1. You are priced incorrectly  2. The property condition is not adequate relative to other available rental options or 3. You invested in a location with poor fundamentals. Issue number 1 is the easiest to rectify.
