Houses are still selling pretty fast off the MLS in Harrisburg. Off market deals are still happening as well. I do agree with @Alan Feldman in that my email is not getting hit as hard from wholesalers, but they are starting to text now instead.

I agree with @Chris K, assuming you have marketable title with title insurance you would be covered either way. Also, in PA at least, keep in mind you will have to pay 2% total in transfer taxes (1% each way).

I'll second what @Beck Joyner said.  Harrisburg can have some great cash flowing areas, but I would caution you that it's very block by block.  That can be said about many cities but Harrisburg especially.  There are parts, where one street separates you from 200k+ houses and on the other side are 40k war zone/drug infested areas. Make sure you have some boots on the ground or get a second opinion if you're not sure.  If you stick to other parts of Dauphin county or the 'West Shore' area that others have mentioned.  Also, regarding the 'West Shore', Cumberland county has been one of the fastest growing counties in the state for the past decade.  You may want to look into Carlisle, and I also like Middletown (Dauphin county).  There's a lot of stable employment in the area such as several multi-billion dollar companies that have a presence in the area (Hershey, TE Connectivity, Phoenix Contact, Rite Aide, ) as well as many Federal jobs on top of all the state jobs that @Bill Goodland mentioned. If you drive down I-81 through Cumberland county you will also see many 1mm sq ft warehouses  that also provides employment.  Feel free to reach out if you have any questions.

Hello @Miguel T.!  I'm just a little north of York (about 30 mins) in Harrisburg, Pa.  I have properties in Harrisburg city and surrounding areas.  I haven't invested in York so not familiar with that market.  Harrisburg has treated me well though, and keep in mind it's the state capital and many other employment opportunities in surrounding area.  Feel free to message me if you have any questions or want to talk more.

Hello @Mary K.  I'm not sure how long the actual company has been in business.  My closing attorney that I use has been a real estate attorney his whole adult life, but that's relative as he's my age.  We were friends in college, which isn't a great reason to pick someone but it just so happens he's very knowledgeable at what he does and I've had great service with him and most importantly he's someone I can trust.  He was out of Allied Attorneys in Carlisle, but recently switched to Stone Law in New Cumberland (http://www.stonelaw.net/).

Hello @Account Closed!  Check out Touch of Color flooring.  I can get you in touch with the President of that company.  They are one of the largest flooring distributors in the state and I feel they do a great job with their installs and tend to be 15-20% cheaper than the big box stores.  Reach out if you'd like a contact.

Hello!  Welcome to BP.  Great to hear from other local real estate investors.  There is a great local real estate meetup at the Four Points Sheraton on Rt. 30 in York the last Tuesday of the month.  You can find more info on www.meetup.com

Also, I'm curious why you would want to invest in Baltimore instead of your own backyard, which happens to be a a solid area for real estate (Central PA in general).  I'm not saying Baltimore can't work, but curious why you're passing up your own backyard when it's a viable market with less regulation.
