I bought a property cash a few months ago, I purchased the more expensive version of title insurance at the time of closing. Now I’m in the process of doing a refinance, the bank wants me to get a lenders title insurance. Why do they need it since I already have a title insurance? Can I save this money if I were to purchase lenders title insurance at the time of closing?

@Alexander Felice, great episode by the way. I just got under contract on a SFH and I'd like to use your strategy. I'm wondering does this method also help with depreciation? Say purchase price is 150k and needing 50k reno, would I be able to depreciate 200k over 27.5 years?

Can anyone recommend a title company in the DC metro area that handles Subject To or Seller Financing transactions? I recently came across Pace Morby's video on the "subject to" real estate deals, and I am interested in learning more about it. Thank you all.

Thank you for your feedback, in Baltimore MD the city has implemented tighter policies than what the CDC has laid out. Not only no eviction allowed but the court has been piling up the cases.

This tenant has now reached out to the pro bo no attorney in the area who advocates for tenants to sue us for money. We are working with a legal shield attorney to see if we can come to an agreement. These cases make me feel like moving to Texas sometimes. I see news poping up saying tenants being abused, but very rarely I see landlords are being taken advantage of.
