This is great information, are you part of the velocity banking program? How long have you been doing this? I just implemented the heloc to pay down mortgage last week, still getting familiar with the workflow.

@Mike Hourihan that's good to know. We try to be reasonable with tenants, most of the time tenants are fair to work with but you do get some that are clearing banking the systems. Let's stay in touch.

Hello BP,

I would like to check in if anyone can recommend a remote door lock for a 5 bedroom house. I am looking to install one lock for each bedroom to allow individual tenants get access of their own room. This is to avoid any future lock outs. The lock needs to be able to work with Samsung Smarthings hub at the property. I have researched a lot of different smart locks, but I find them quite bucky and mostly used for the front door. Thank you in advance.

Hi Mike, from beginning of the paperwork to the vacant property, it took a little over 3 months. As you can tell, MD is a tenant friendly state, I had to be on the court almost daily to get the paperwork moving. Since this was my first eviction process, we were following the law to the teeth and trying not to let tenant take advantage of us. We were trying to work with the tenant in the beginning, but they were playing games with us and milking from the system. Also, Rockville has a slight different law compare with the rest of the county. Good luck to you, make sure you are working with the county government and follow their guideline to the teeth. Sorry you have to experience this. I learned my lessons as well. My reference told me that I can start the filing process on day 2 that tenant is late. Anyway, we have been pretty strict with screening process to screen any potential trouble tenants.

@Katie Miller I am looking to finish renovating a property and get it rented in 3months and close one more this year. My annual goal is not aggressive but I have been hitting that every year, one property a year and one property at a time.

One lesson learned from my current project is make sure all utilities are all turned on before closing lol. We bought a house from wholesaler but didn’t check on the gas line, we are having 3 mons or delay because of that.
