If people actually needed help, then let's work together to help people out. If people stop paying rent just because they can and nothing will be done to them, they are simply taking advantage of the system. The current momentum doesn't prevent people from taking advantage of the system and extending to September will crash the rental community. How can we get in touch with our state official and communicate to the Federal government for reconsidering the new momentum?

Hello BP Community,

Now that the Congress has passed the stimulus package which extends the eviction until end of Jan 2021. I have a question for landlords out there. Any of your tenants are taking advantage of the existing Eviction Moratorium that was imposed during the pandemic? And how are you dealing with mortgage and other bills? I have two tenants who are working full time and yet refuses to pay their rent. I am wondering what actions I can take to help these tenants (pay up or move out of the property). Thank you in advance.

Thanks, does chime account work with cozy? I am using cozy right now but the system only takes routing and account number to initiate for ACH

My section 8 tenant only has a chime account. What's the earliest way to collect rent?

Yes my tenants are current at this point. Knock on wood. Hopefully I can maintain the relationship and be honest and transparent with them.

@Russell Brazil: Russell, how are you doing sir. Hope all is well. Have you joined any Gaithersburg real estate meet up lately? 

@Mike Hourihan: I attended a virtual lunch today that people were saying some states would fine landlords 100k if they evict tenant and tenant gets COVID from it. If tenant dies from it, landlord can get 200k in fine. Some crazy time we are in.

I actually run into situation where the tenant locked up their room by accident, so in those situation, I have to go to the property physically to unlock it.

I started implementing velocity banking now and I am trying to figure out if recasting would make sense while doing a larger principal pay down. In your experience, would you recast the loan at the same time while you are doing a large principal pay down? Thank you.
