We should speak in detail, if you have some time in the coming week after the Holiday I would love to touch base.

@Account Closed Right now I am talking to people in GA asking questions and getting an idea of what people think. I just started reaching out to actual real estate professionals to get their spin on in. I want to get an idea of both the consumers and the professionals in the state. I do know I want to stay closer to ATL so no more than 20 miles out in any direction.

I am thinking SFH, 3 or more Bed 2 or More Bath. The typical home. I think those make the best rentals and flips, but again I am speaking from the perspective of someone in the South Florida Market. I may be wrong.

Hey BP Family, I am doing some research and am looking at the GA market as a possible expansion. This is in the very early brainstorming phases of my dive into a new market but I waned to reach out and ask what cities you all recommend for Buy & Hold investments in GA, I really do not want to go to far out form Atlanta so maybe cities within 20 miles or a 20-30 min drive from the city.

Also if you have any suggestions on areas you would recommend a few flips would do well.

Thanks in advance!

We are about to begin project managing a renovation project and wanted clarification on something...

We will be collecting 10% of the total rehab cost. Of course, this should include costs of ALL the materials such as tiles, sinks, vanities, doors, tubs, etc as well as labor, and supplies, correct?

Assuming this is correct, if the client is currently living out of town and ordering these materials on a credit card to be shipped to the site, how do we ensure we get compensated for our full project cost? Do we ask that they hand over receipts?

Thanks in advance...

Lori, it can get a bit complicated when you yourself cannot verify what is being spent on the project as a whole. I work with out of state investors and what we do is place the budgeted amount based on the wining contractors bid in a joint bank account. This way as the PM I handle the project and manage it and the owner/investor sees what is going on and still have complete control to pull the plug. We also communicate regularly and if there are very any questions or concerns they are spoken about almost immediately. So instead of the investor sending me receipts, I do that for them. I am able to keep track of the project and all expenses.

It wasn't easy establishing this kind of relationship but it works for us. Hope this helps.

I can't speak for @Yasmine Bisumber , but my android app had some issues before the latest update. The back button would always revert straight to the opening menu. This seems to be resolved now, maybe she needs to update.

I may need to update and start fresh, my issue was it wasn't recognizing my log in information at all.
