Thank you, I am going to check it out. That is a huge leap. I see your are in New York! Here is South Florida the whole issue with homes being bid up is the norm. I would not stand a chance at an auction. Investors come in and over pay because they can and it strengths the barrier of entry therefore securing there position and investing business.

Hey everyone, I recently listened to Podcast 169 with @David Greene ( like 4 times) and now I am completely fascinated with the idea of Note investing and how you can use it to pay down your rental properties. He pretty much opened my eyes to this entirely new world within investing.  Is there anyone else who is finding success with investing in non-performing notes, how did you get started? Is this something you did with a partner? We still see quite a few banks owned homes pop up in my market so  for me that seems to be a good indicator that there may be some potential here for investing opportunities. 

@Brandon Turner can we get David back on to go in depth about Note Investing?

 Reed, I actually took a step back to take a view at the bigger picture with my career as an investor. I have since become a licensed realtor and am managing one project which we are about to wrap up (one I am working on with an investor my father introduced me to). Still something I would love to pick up and turn into a larger part of my business. Thanks for following up, there are quite a few systems I am working on perfecting. Getting there.

I had the same thoughts. When I started I had a job, I since then quit but because I quit without having a real nest egg saved up I am still hustling and continuing my education. It's not easy when you start the way I did but if this is truly his passion I think he'll find a way.

I was asked by an aspiring investor what the best use for thier  $400 would be. His goal is to become a real estate investor but he was very honest and said he has $400 to start his career with. 

I'm passing the question onto my BP family, what do you guys think? What is the best use for $409 when starting your REI career?
