Ah thats a great idea @Teddy Smith , I've heard a few stories about lists and auto dialers. Seems like you'd have to put in tremendous hours in order to see any results. I haven't used any myself. What are your experiences with them?

I thought so too, we are in South Florida and $2500 can't even pay a decent rent in some areas. But I thought I'd reach out to BP and see what others have to say. There are so many ways to skin the cat when it comes to REI and maybe there is something I hadn't thought about.

I got this question recently and I am not sure I have the best answer.

"I want to invest in real estate, I have $2500 available to me and would like to know the best option if I wanted to invest that money. Should I save it and keep saving, invest in mailers, partner with someone who needs a small amount of cash...? "

What do you guys think?

Hello all, I am a realtor in the state of Florida and want to expand into GA. Any recommendations on the best company to take my pre-licensing course with? What website should I visit to get information on what GA requires? The internet gives me back so much options and I am not sure what to trust.

If you feel as though I can be of any assistance please reach out to me. @Dax Gurr is absolutely right, having a goos idea of the values of the homes in the areas you mail to will help a great deal. It will also help when you are coming up with your offer, you will be able to go in with your end buyer in mind. Leaving enough spread to make the deal a "real deal".

Hey Mike! Awesome that you took action. Remember, you are the expert. Even if you don't feel like you are, you still probably know more about the process than the owners you are sending to. You will want to cover the basics when you speak with a home owner and get the specs of the home and then schedule a meeting to come by. I haven't made offers over the phone, it is usually in person. So the phone call is really to get the appointment. Once you have that set hang up...BREATHE and then prepare. 

Sales Contract- Have one just incase the seller is ready to sign when you see them and know the terms you are offering. 

Are you going to be buying these deals on your own or wholesaling? That might change somethings in your meeting but not by much at all. The first time I met with a motivated seller I totally forgot to have him sign the last page of the contract and he was already on the fence, I ended up getting the signature the next day but things like that happen when you are nervous.

 I agree, with any new investing strategy I will have to learn as much as I can before even thinking about  jumping in. I would like to get information and my gears turning, though. Are you currently investing in notes? Are there any rules of thumb you stick to when it comes to choosing a note to invest in?
