Hello everyone, 

I'm a 20 year old REI in Northern NJ looking for people in the Philly area that invest in multifamily homes. I'm considering moving to Philadelphia after I graduate so that I can invest in my first multifam/house hack. I would love some genuine advice from investors around Philly because I am currently researching the market there and would love to absorb some knowledge through an investor's experiences.

@Trevor Ewen I live in the town over from Paterson in Hawthorne. Paterson is definitely a really rough town and I have a relative who owns a property in the heart of the city and all I've heard is horror stories about his tenants, which definitely keeps me hesitant. The city and community just needs a revamp and its awesome that you and your family are so involved in helping out. I would love to see Paterson booming like it used to in the 20th century. As for REI, I may look into it when I have more experience just dealing with tenants honestly. We should definitely keep in touch, thanks!

@Jeiby V. I really appreciate the advice on the dynamics of our area! I honestly figured that areas like Edgewater and Hoboken are just way too hot right now and probably dominated by big cash spenders, I just don't know where else to look for small multifams around here. I want to put my faith in Newark, maybe closer to the college area by NJIT and Rutgers, but I'm not sure about the style of housing over there.

If I ever look into Newark, I would love some of your feedback on whatever I'm up to! Thank you!

@James Treby What are some of the cities/areas in Northern NJ that you are talking about? I just feel like there aren't so many small scale multifamily houses around rural NJ. Thanks!

@Adam Anderson, I live within 5-20 minutes of Paterson, East Orange, and Newark and they are definitely not the nicest neighborhoods on the block so I would be kind of anxious about shaky tenants. However, I know the mayor and police chief of Newark are both trying to revamp the city right now and are focusing on certain areas that may be worth looking into. Do you by any chance know anything about areas near the Hudson river/NYC, such as Edgewater, Hoboken, and West NY? I appreciate the help!

Hey guys, I was wondering if any northern NJ investors had any golden advice on what areas have the best market for investing in multifamily homes. 1-4 units. Thank you and I appreciate the advice! I'm only 20 years old and just starting out so getting familiar with my surroundings is a must. I plan for a multifamily to be my first investment

Hey guys,

How much would it cost (ballpark because there are many variables, will try to be as detailed as possible) to hire someone to finish certain aspects of a basement? 

For example, what would the cost be for installing drywall and framing, painting the entire basement, and installing a drop ceiling? The flooring is something we wouldn't have to worry about. ~ 700 sq ft basement 8ft high

I'm from Hawthorne and pretty familiar with that area, however since I just started getting into real estate recently I'm not too familiar with the housing market. I would love to know how areas like Little Falls fair in the market.

Hey guys,

I would be grateful and would love to hear some of the investment strategies that you use when purchasing manufactured/mobile homes. I feel that this could be another great way for me to gain some experience in REI at a young age. Im a civil/construction engineering major and I have connections for remodeling and manicuring so I feel like i could flip them or buy and hold, depending on the situation. Please let me know what you guys do + some tips and tricks! Thanks!

Also, anyone from the NJ/NY area that invests in manufactured/mobile homes, what are some of the best areas that have these types of homes that also look promising for ROI and cash flow?
