I live a town over from Midland Park and invest in Bergen and Passaic county...you need to go off market because any decent deal that hits the MLS here goes into a bidding war. Pull a list off of listsource with your criteria and market to them. Everyone wants a 1-4 family here though

I've seen airbnb owners rent out their golf carts. Obviously depends on location of your vacation rental. You see that on islands a lot

Listen to all the podcasts and write down and google any terminology that you're not familiar with. Excellent book to familiarize yourself with RE terminology and what they mean is "What Every Real Estate Investor Needs to Know About Cash Flow" by Frank Gallinelli.

Also don't apologize for what you don't know!

@Matt Kitchen Granite is a natural porous stone meaning it will absorb liquids. It also needs to be resealed (pretty easy process just google it) 

Quartz is man-made & non porous. Nearly indestructible

In terms of longevity there isn't a crazy difference but I prefer quartz. Quartz is also more hygienic/bacteria free. Most homeowners/renters don't know the difference anyway. 

You'll save $ going to a wholesaler for countertops too
