I tried again but still nothing. I have been using quickbooks but I do not like it that much. I do like all the data that Stessa provides for investors. What do you currently use for bookkeeping?

Hi @Regina Story

I am having the same problem with Stessa, I have local banks that recently changed name and website and I am unable to link accounts. A while ago they were taking request of adding banks from customers but I was told that they do not do it anymore. Have you been able to?

Hi @Michael Leeson, Congrats on the purchase!

I own a few duplexes in Madison and we love them! All utilities are separated. I agree with others on increasing the value and it does count when you finance on the Commercial side.

Hi @Account Closed, My husband and I have a few rentals in Madison, some duplexes and 1 4-unit we added this past March. All of our units are in the south/West side of Madison and I manage the units and my husband is our own handyman. He works for a management company but we are transitioning into him working full time in our business. Happy to connect with you and perhaps we could help you we a few things. Congratulations on your purchase!

@Charlie Cameron - Thanks so much for your reply, one of my biggest concern is the expectation to perform like others in the team.

@Nathan Gesner - Thanks!

@Corina Eufinger - Thanks for your input, I am definitely talking with some agents that I have worked with in the past to learn about different brokerages.

Hi BP!

Due to Covid-19 I will be jobless for the summer since my teaching appointment is for 9 months and my summer class has been cancel.  I have been thinking to ways to maximize that time and perhaps it is a good time to get my license. I invest in multifamily rentals and plan to do flips, so I could use the license for my own deals but I also have helped some families in the past with the process of getting a house but due to lacking the license end up recommending one. I would like to continue my current teaching position so I would like to get your inputs on getting licensed for working only part-time, as well as what would be the brokerage that could fit my situation. I talked to an Exp agent and it seems to be a low cost entry but any additional input from the BP community will are greatly appreciated. Stay Healthy!

Dear experts,

I am currently interested in purchasing a home that will go to auction in about 3 weeks. I am looking at different options since I need to do financing. Could I assume the loan? I think is difficult for my bak to be able to process the loan in that short time period, How to get the Sheriff sale postponed? I really want to prevent the property to go to auction because (1) I do not have the cash for it and (2) I think I will get outbid.

Thanks so much,
